Terms of Use

The software's scope, account responsibilities, private work approvals, and subscription boundaries.

The service

Nectar Pro Operations is software for property owners, authorized managers, and independent vendors in the 50 U.S. states. It organizes private scopes, quotes, approvals, work records, and vendor-owned customer jobs. It is not a property manager, general contractor, employment agency, emergency dispatch service, escrow service, or guarantee of jobs or results.

For rental-property owners and authorized managers coordinating rehabs, turnovers and maintenance.

This is the first-launch owner-plan focus, not verification that a property is rented, an automatic account-access restriction or a tax exemption. Vendor business software can still organize private outside-customer jobs, including work for homeowners; that does not grant access to uninvited Nectar jobs.

Accounts and authority

Use your own authorized account and provide accurate business information. Application approval does not verify licensing, insurance, background, workmanship, property ownership, or authority to contract. Owners are responsible for checking and granting manager authority; vendors and customers are responsible for applicable qualifications, insurance, permits, taxes, and their independent agreements. Do not share credentials or access another person's private records.

Private scopes and approvals

Owners or authorized managers choose recipients from their saved vendor list. Vendor invitations remain in-app only; no vendor invitation email or text delivery is currently provided. Vendors cannot view competitors' quotes. Initial approvals concern an exact quote version, subject to current manager authority and project ceilings. Scope, price, and deadline changes require the owner's documented decision or a current, explicitly owner-approved full manager acting within the reviewed scope and limits. Budget figures and pending requests are not spending authorization.

The dated application history records actions in this software. It is not a notarized document, externally certified ledger, legal advice, or a substitute for appropriate contracts. Vendor-owned outside-customer jobs are internal vendor records; entering a note, amount, status, or payment does not establish that outside customer's approval.

Subscriptions and contractor payments

Vendor Operations is $189/month, Owner Operations is $299/month for up to 5 active projects, and Portfolio Operations is $599/month for up to 15 active projects. Company Operations and Company Portfolio use those same respective prices and capacities pooled across explicitly owner-authorized client properties under a separate company subscription. Company payment does not grant work authority or reveal one owner's information to another. One project is a property or unit rehab/turn containing multiple trade jobs. Completed and archived projects are not active projects. No unlimited-capacity or team-seat promise is made.

For separately approved live billing, listed monthly software prices exclude legally applicable sales tax. Any tax that must be collected is added on top and shown before payment confirmation.

If live subscriptions are separately activated, recurring billing, cancellation, refund, and post-expiration access follow the approved Subscription & Cancellation Policy disclosed before checkout. Payment never grants a role, property authority, preferential selection, or guaranteed work. Direct off-platform job payment records remain self-reported. An optional Stripe TEST vendor-payment flow is implemented separately and moves no real money; a currently full-authorized manager also needs a documented owner/admin-reviewed payment permission. No real card should be entered in that test flow. Live vendor charges, their fee/refund/dispute terms and delivery remain separate launch gates; a test charge is not a bank payout, escrow or workmanship guarantee.

Your information and appropriate use

Only upload content you have authority to use and disclose to the intended recipients. Minimize tenant and customer personal information. Do not upload account credentials, Social Security numbers, financial account details, harmful files, unlawful content, or unnecessary sensitive information. You retain your rights in your content and permit the provider and its necessary service providers to process it to operate the software. The Privacy Notice explains current processing and available requests.

Service limitations and future policy work

Do not use Nectar for emergencies or rely on it as your only copy of important records. Software availability, security, contractor performance, and legal compliance cannot be guaranteed. No production recovery-time or availability guarantee has been approved. Non-waivable rights remain unaffected. Any future liability allocation, retention exceptions and remaining record-category rules, or additional business-specific terms require owner and qualified legal review before being added; no such additional term is part of these effective policies.

Governing law and nationwide availability

These Terms are governed by Ohio law, except to the extent that applicable law requires otherwise. Nothing in these Terms excludes or limits rights and legal protections that cannot lawfully be waived.

This governing-law clause does not restrict Nectar Pro Operations' intended availability across all 50 U.S. states and does not establish nationwide legal or tax compliance.

Software disputes

You may contact the support mailbox listed below to try to resolve a Nectar software-account or software-subscription billing concern informally. Contacting support is optional, not a prerequisite to pursuing a remedy available under applicable law.

These Terms do not require arbitration and do not require disputes to be heard exclusively in Ohio. Unresolved software-account or software-subscription disputes may be brought in a court with proper jurisdiction, subject to applicable law. Rights and legal protections that cannot lawfully be waived remain unaffected.

This clause concerns Nectar's software-account and software-subscription service. It does not make Nectar a mediator for independent property or contractor disputes, decide work approvals, or replace parties' independent contracts or payment-provider processes.
